damp roomHow can we stop our spare room getting damp?The radiator is on in there, but as it's never used and because it faces north and east, it's cold and damp. there is mould growing on the external wall we wash it off, but it keep coming back. I open the bathroom window after we've had baths/showers and keep the door shut and do the same in the kitchen when I make a lot of steam in there. Don't really want to have to get an electric dehumidifier. Any alternatives? |

the spare room could possibly be solved by keeping the door open so ther is an exchange of air and the warm air from the rest of the house will percolate up stairs
the bathroom is another thing...we have an extractor fan, leave the door open at all possible times and the window when we can but we still get steam and condensation after baths or showers you don't say if your house is a new one or an old one....if it is a new one, it could be that it is too air tight and can't breathe...we live in an old house with loads of draughts but even that doesn't really help |

old enough as janowl says it could be the guttering or the damp course has been breeched and you might need a french drain if you can do it loads of reasons for the damp spare room...... detective work needed |

I had problems with damp in my bedroom a while ago. Externally and internally everything looked fine. Called a roofer and it turned out that the boards behind the gutter had come away from the wall. All fixed now.
How is your pointing ? Its amazing how such little things can cause this issues. What about at the base of the house - is the dpc breached ? |

The room (as with all our rooms!) is on the first floor, so the damp course can't affect that, can it?
The guttering was cleaned out last year and it's always been damp, so I assume it can't be that. We do need to get a roofer round for a couple of things, so I'll ask him to take a look as well. And we'll keep the door open (other than when we have guests!) I wonder if cavity wall insultation might help? I've been thinking about that as our walls always feel a bit cold to the touch. Must speak to downstairs about it (they own the freehold). |

Our house was built before records for the village began in 1763  therefore we don't have footings never mind a dpc Two rooms at opposite corner of the house are damp and we have resorted to having electric dehumidies running in each room - it's amazing how often we have to empty them, and they fill overnight if it rains
