Actually that is a good idea. We had the agent show everyone round and we certainly didn't have as many no shows in a day as you've had. It was more of a case of 1 or 2 of them phoning the agent to cancel, so we did have some warning. _________________ The Card Bee

I do agree with Alison about the estate agents, when you move they will be delighted to hand you a big fat invoice so make them work for it
I also think that prospective buyers feel more comfortable looking around a property with an agent rather than with the current owners. It is so much easier to poke into corners, ask very direct questions etc and not have to worry about the feelings of the anxious owner.
The agents did show a few people round when T was out, as I'm not happy being alone with strangers in the house. Funnily enough every one of those people turned up! I think I might get them to do it more. I feel tense about showing people round and I know that when we've looked at places, if the owner is nervous, it affects how I feel about the house.
I do wonder how many are the figments of the agents imagination. Or maybe they did call to cancel, but the agent forgot to tell us.

But joking apart ... with the value of houses taking such a dive, selling a house musy be a nightmare. Have you plans to do something special that you are still selling now?

Flowerlady - we have now accepted an offer and we have had an offer accepted. Solicitors and estate agents reckon we'll be moved in 2 months. there are only 3 in our chain.
If we'd sold a year ago, we'd have maybe got another £15-£20K for our flat, but the house we are (hopefully) buying would have been at least another £50K, so we'd never have been able to afford that!
